What an Elastomeric Coating Is
An elastomeric is a rubber-like polymer coating that can stretch to roughly twice its size and return to shape without cracking. That flexibility lets it move with the building as it expands and contracts through Florida’s heat cycles instead of splitting the way rigid materials do. The three main types are acrylic, urethane, and silicone, and the right one depends on the roof surface, the amount of ponding, and how the building is used.

When a Coating Is the Right Call, and When It Is Not
A coating works when the roof deck is solid and the insulation underneath is dry. In that case it seals seams, cracks, and pinholes, adds a waterproof and reflective layer, and can be recoated later to keep extending the roof’s life.
A coating is the wrong call when the insulation is saturated, the deck is deteriorating, or the membrane has failed across large areas. Coating over a wet roof traps the moisture and hides the problem until it comes through the ceiling. That is why every coating job at Troyer starts with a walk of the roof, not a quote from the parking lot.
