Spray Polyurethane Foam (SPF) Roof Systems

Not every roofing crew in Southwest Florida owns spray polyurethane foam equipment, and fewer still are trained to run it correctly. Troyer Commercial Roofing has installed SPF systems on commercial buildings across the Sarasota area for years, and Lester considers it one of the most underused tools in commercial roofing, mainly because it demands more skill to apply correctly than a standard coating job. Applied well, it becomes a flexible, seamless, waterproof layer that protects the roof and the structure underneath from heat, leaks, and storm damage, and it can genuinely put off a roof replacement for years.

Polyurethane foam itself is not new. It was developed by industrial chemist Otto Bayer in the 1930s and saw early use as a rubber substitute during World War II. Nearly a century later, it remains one of the most effective insulating materials available for commercial roofing because of how well it performs under real-world conditions.

Its insulating cool roof properties cut energy costs enough that the system often pays for itself within about 7 years in Florida’s climate. Its high solar reflectivity also keeps indoor spaces cooler, which means less strain on your HVAC equipment. Troyer’s SPF system can be applied over most existing and aging substrates, including built-up roofing (BUR), modified bitumen, and metal.

* Note, our warranties apply exclusively to coatings for commercial roofs. This includes flat and low-slope roofs but excludes shingle roofs. The duration and coverage of the warranty depend on the type of coating selected, with more affordable options offering shorter warranty periods. Say Goodbye to Roof Tear-Offs

A typical roof replacement means removing every layer of the original roofing system, a labor-intensive process that drives up cost and sends the old material straight to a landfill. One of the biggest advantages of SPF and Conklin’s other elastomeric coatings, like Benchmark, Equinox, PUMA XL, and Rapid Roof III, is that none of that is necessary. The foam is sprayed directly onto your existing substrate, where its adhesion and quick-dry properties let it fill holes and voids as it spreads, reinforcing the roof you already have regardless of its shape or size.

Don’t Replace Your Roof, Renew It

Lester’s approach with SPF is straightforward: if the existing roof deck is sound, there is usually no reason to tear it off and start over. A properly installed SPF system extends the lifespan of an aging roof and provides leak-free protection for years. It is also low-maintenance. A simple recoating renews the protection without a replacement, and recoating can also extend your SPF warranty.

SPF Roof Coating Advantages

Lester recommends SPF for the right roof because the numbers genuinely work out in the owner’s favor:

  • Stops and prevents leaks and lateral water movement
  • Extends your existing commercial roof’s useful life
  • High energy efficiency, with an R-6.5 per inch insulation value that lowers utility costs
  • Energy Star cool roof technology reduces cooling costs by up to 30%
  • UL fire listed
  • Most future repairs can be handled with simple caulk and coating touch-ups
  • Tax credits, rebates, and other incentives may be available
  • Rated by the Cool Roof Rating Council (CRRC)
  • FM Approved
