Your roof protects everything below it, so why risk it with shortcuts? When it comes to commercial roofing, the difference between lasting quality and costly repairs is the standard you start with. Roofing isn’t just about what goes on top. It’s also about how it’s done, who does it, and the values they bring to the job. Let’s take a closer look at why roofing standards aren’t just a box to tick — they’re the foundation for a roof that protects, performs, and lasts.

What happens when corners are cut

Commercial flat roof with standing water damage caused by poor workmanship, showing the risks when roofing standards are ignored. Every business wants to save money. But when it comes to roofing, cutting corners comes at a much higher cost. When roofing standards, roofing guidelines, and the roofing code of practice are ignored, here’s what can go wrong:
  • Leaks and water damage that start small and snowball into costly repairs (and which can also damage products and equipment)
  • Premature system failure from sub-par installation or unapproved materials
  • Insurance or compliance issues due to failure to meet local or national roofing code requirements
  • Reduced safety for employees, tenants, and visitors
Unfortunately, it’s not always easy to determine which roofing contractors are likely to cut corners. Taking a closer look at contractors who display red flags can help.

Red flags when choosing a roofing contractor

  • Vague or incomplete estimates with no mention of compliance or standards
  • No references or reviews from commercial projects
  • Rushed timelines that don’t account for weather, drying times, or safety measures
  • Pushy sales tactics instead of honest assessments
Real-world example: A recent client of ours came to us after being ghosted by their previous roofing contractor. The contractor had installed a new roof but the client found it leaked. The roofer initially did the right thing and came back twice to try to fix the leak but couldn’t find the culprit. They obviously put the project in the ‘too hard’ basket because when their client tried to get them to come back and fix their still leaking roof, the contractor stopped answering their calls. When this client got in touch with us, we instructed him to give Lester a call next time the roof leaked. Lester then went out to the property when it was raining heavily, so he could actually see the leak in person. He took out the ceiling tiles and climbed up into the rafters, so he could locate the source of the leak. It turned out there was a screw missing from one of the screw holes. The original roofing contractor had been rushing during the installation and had accidentally skipped that screw. Now, we all make mistakes. But one mark of a good business owner is a commitment to fixing those mistakes when they happen. Instead of putting in the effort to visit the property when the roof was actively leaking, and then hunting around to find the problem, the original contractor chose to cut corners. He went out to the property only when he found time in his schedule and just relied on the visual evidence of the leak to try to find it. Worse, when that failed, he ignored his obligation to upholding roofing standards and deliver a sound product and instead ignored the client. The result was, not only did the client have to live with an ongoing leak that caused damage to their property, they also had to pay out of pocket to have another contractor fix what should have been done right the first time. That one missing screw may have been just a careless oversight that should have been fixed as soon as the client found the issue. Instead, it’s become a lesson in what happens when roofing contractors cut corners — the costs don’t just show up in repairs, they show up in downtime, damaged interiors, and lost trust.

How to spot a quality roofing contractor

Finding a quality roofing contractor means looking beyond the surface. Here’s what to prioritise when searching for reliable, honest, and quality roofing contractors:
  • Licensing and insurance — These are non-negotiable. Your contractor must have a valid roofing license in Florida as well as appropriate insurance to cover your project. Here’s detailed guidance on how to check a roofer’s license is legitimate.
  • Proven track record — Look for commercial projects of similar scale and scope to what you’re hoping to achieve. And make sure you can see verified reviews or testimonials from satisfied customers. Don’t hesitate to ask the contractor you’re considering contracting for these. It’s not reasonable to expect an experienced roofing contractor to post every job they’re ever done on their website or social media.
  • Clear communication — A quality roofing company will explain timelines, materials, and procedures in plain terms.
  • Detailed inspections — Reliable contractors take the time to understand your existing roof and plan accordingly.
  • Strong online presence — Yes, verified reviews and testimonials are vital, but it’s also important that your chosen roofing contractor has a professional online presence beyond just a Facebook page or Google Business Profile. A well-maintained website that clearly shows they’re based in Florida signals that they’re committed to building a long-term business in the area; that they’re not just chasing quick jobs and disappearing when things get tough. Local commercial roofers who invest in their brand and infrastructure are far more likely to stick around and provide ongoing support when you need it.
If a contractor avoids questions or rushes you into signing, they may be more interested in their schedule than your roof. On the other hand, if they take the time to inspect, listen, and recommend tailored solutions, you’re likely in safe hands. Ready to speak with someone who values transparency? A trustworthy roofing contractor will be happy to answer questions and walk you through your options — whether it’s for repairs, replacement, or maintenance.

I have high praise for Troyer Commercial Roofing and Lester Troyer. Lester gave an accurate assessment of what our roof needed, the service that would be provided, how much the job would cost, how long it would take and when they could begin. He could have easily padded the bill, but didn’t. He updated me on the progress and provided pictures when the job was completed. We literally saved tens of thousands of dollars by contracting with Troyer Commercial Roofing. I wholeheartedly recommend them for repairing commercial roofs.
